STARKVILLE — The Starkville Planning and Zoning Commission Tuesday unanimously approved final plat revisions for the site of Buffalo Wild Wings and University Club Condominiums.
Pending further approval by the Starkville Board of Aldermen, the new two-lot subdivision at the corner of Spring Street and Highway 12 will see two separate parcels created for the restaurant and condo sites to “eliminate any confusion with the applicant”s lenders.”
Buffalo Wild Wings is set to open some time between Aug. 15 and Sept. 1, while the University Club Condominiums will be completed between Aug. 20 and Sept. 1.
Tabor Properties, developers of the Buffalo Wild Wings and condos project, received final approval of a conditional use request for the condos from the board in June.
The one-bedroom, one-bathroom condos, which will be on the site of the former University Inn, will be for sale, likely to alumni.
“We just started our marketing campaign about a week ago because we were still waiting to get approval from the city,” said President of Tabor Construction and Development Jeremy Tabor. “We were geared to function as a hotel, so we had to change our financing a little bit.”
Just more than a year ago, the board shot down Tabor”s conditional use request to allow multi-family residential use in a C-2 general business zoning district.
More than 30 nearby residents petitioned against the project, and CottonMill Marketplace developer Mark Nicholas expressed concern over how “downgrading” commercial property into a multi-residential property would affect surrounding property values and business.
CottonMill has been unable to secure funding since that time and has been unopposed to Tabor Properties” plans.
“Mr. (Jeremy) Tabor should be commended for his perseverance in the face of other things that have occurred here,” said Commission Chair Dr. Jerry Emison.
Though Tuesday”s plat revisions represented a minor step in the process, Tabor is relieved to have the conditional-use approval secure in time for football season.
The Mississippi State Bulldogs play their first home game on Sept. 15, which doesn”t leave much time for Tabor to market the 52 units — priced between $105,000 and $125,000.
“It definitely hurts being this late into it,” Tabor said, “but on the flip side, I”m glad we got approved and are going to have the product we wanted.”
In other matters, the Planning and Zoning Commission unanimously approved a pair of plat revisions requested by local engineer Mike Brent.
Both recommendations are pending board approval.
The Stark Crossing revision, located in a C-2 (general business) zoning district at the northeastern corner of Eudora Welty and Abernathy drives in Ward 1, will see six new lots subdivided from one lot after the re-routing of an underground drainage pipe.
The new 50-foot wide drainage easement runs along the frontage of Eudora Welty drive.
Sidewalks and storm-water facilities will be constructed as each lot develops.
The commission also gave the green light to create a new lot next to ProGraphics, where a former ice-vending machine was once located.
Brent said one lot line in the northwest portion of the plat was shifted roughly 30 feet to take in additional parking spaces for the new lot, which likely will be used to create an out-parcel for future use as a possible restaurant or retail site.
